We are a husband-and-wife team investing in and around the S10 area of Sheffield. We create excellent quality homes that people love to live in, then either retain them in our rental portfolio or sell on. Our current portfolio exists of buy-to-lets, student and professional HMOs, and our live development projects are house to flat conversions. We invest for cashflow and in an area where capital appreciation is strong. Our aim is to build generational wealth whilst providing high quality homes.
Rebecca is an ICAEW Chartered Accountant and CIOT Chartered Tax Advisor with over 10 years experience advising medium sized businesses in the corporate world. She has recently left full time employment after being responsible for all taxes at a FTSE 100 housebuilder since 2022. She uses her aptitude for numbers and attention to detail to take charge of all financial and legal matters at Jolly Property.
Jolly left school at 16 and completed a bricklaying apprenticeship with a local building firm. He spent 12 years gaining experience on residential and commercial projects before leaving to work in our business full time. After spending a couple of years heading up the work on our sites, he has now put down his tools and is focused on project management along with being responsible for managing all tenanted properties.
We buy 1 and 2 bedroom properties in poor condition, renovate them to an excellent standard, refinance and rent them out to individuals & families. These properties provide a modest cashflow each month whilst taking up very little management time, and we will hold these long term to benefit from capital appreciation.
We buy houses in poor condition, add floorspace, reconfigure floorplans and renovate to a high specification to maximise value and sell. This generates capital sums which are then used to buy more single buy to lets and HMOs.
We buy houses of multiple occupancy, reconfigure to add bedrooms and give them a comprehensive upgrade to maximise rents. These properties provide impressive cashflow whilst also benefitting from strong capital appreciation.

We focus our investment strategy on our local area where we have a deep understanding of the housing market. We live and invest in S10; one of the most affluent areas of the city; and a small number of neighbouring postcodes.
In and within walking distance of our investment area are two fantastic universities, with around 60,000 students calling Sheffield “home”. Sheffield Hallam is the Educate North University of the Year 2022 and the University of Sheffield is a Russell Group university with an award winning Student Union regularly voted as the best student union in the UK. Students love to live in this city, and retention numbers post-graduation are high, too.
Sheffield is the ‘Outdoor City’, being home to five rivers, 800 managed greenspaces and more trees per person than any other city in Europe, making it an extremely popular place to put down roots. Just a five-minute drive from our investment area and you’re in the Peak District National Park.
A short drive takes you to Sheffield’s Advanced Manufacturing Park (AMP), which is home to some of the World’s biggest manufacturers including Rolls Royce, Boeing and McLaren Automotive. Technology developed at the AMP is already being used in leading edge applications including Formula One, the military and commercial aircraft.
Within walking distance of our investment area is the Royal Hallamshire Hospital, Weston Park Hospital and Sheffield Children’s Hospital, employing over 10,000 people and being at the forefront of medical research in numerous areas.
